The lease in plain English

Hills Consortium Ltd becomes your tenant on a company lease. We then manage the property and the people living in it, and pay you a fixed rent whatever happens.

What you're paid

A fixed monthly rent, agreed before you sign, paid every month for the length of the lease.

Empty periods

Your rent is still paid. Rent only pauses while you carry out repairs that are your responsibility, as set out in the lease.

Lease length

Three to seven years. After that the lease continues month to month on the same terms.

Repairs

We handle minor repairs. You stay responsible for major repairs and the structure of the property, as set out in the lease.

You look after

Insurance, safety certificates and licences, and any white goods and furniture.

Fees

None. There is no commission or management fee taken from your rent.

Ending the lease

The notice terms are written into the lease, so you know them before you sign.
